Buying property in Dubai as an Iranian national: the 2026 questions

These are the questions Iranian buyers ask most often in 2026. Each answer says what official or published sources state, what is unclear, and what to confirm before you pay. Rules on travel, visas and banking for Iranian nationals changed during 2026 and can change again — treat this page as a starting point, not legal or immigration advice.

2026: travel and residency situation for Iranian nationals

In late March 2026 Iran International reported that some Iranians living outside the UAE found their residency visas cancelled. On 1 April 2026 several outlets reported, citing airline advisories, that most Iranian passport holders could not enter or transit the UAE. On 2 April 2026 the UAE Ministry of Foreign Affairs described claims about the residency status of the Iranian community as inaccurate and said residency follows established procedures. A travel guide updated in September 2026 still could not confirm an official exemption list; some agencies report exemptions such as Golden Visa holders, but this is not officially published.

What this means for a buyer: owning property and being able to travel or obtain a visa are separate questions. Before you commit, check your own residency status on the ICP portal, check boarding eligibility with the airline, and do not assume that buying a property guarantees entry or a visa.

Can Iranians own property in Dubai?

Foreign buyers can own freehold property in Dubai’s designated freehold areas. Published guides that cite the Dubai Land Department describe the restriction as area-based, not nationality-based. In practice the hurdles for Iranian passport holders are banking, transfers and compliance checks, not the title deed itself. Each purchase is still subject to the developer’s and the bank’s due-diligence checks.

Residency through property

  • 10-year Golden Visa: property worth at least AED 2 million (one or several units); Gulf News (April 2026) says ready, off-plan and mortgaged property can qualify, mortgaged property under conditions.
  • 2-year property investor visa: Gulf News (April 2026) reports that the earlier AED 750,000 minimum was removed for sole owners and that joint owners need AED 400,000 each, based on updates at the DLD-affiliated Cube Center — no formal announcement was made.
  • 5-year retirement visa: for applicants aged 55+, one route is AED 1 million in property.

For Iranian nationals, whether a visa is actually issued depends on the entry and visa policy in force at the time of application. Confirm eligibility for your passport before you rely on a visa plan. More detail: residency through property.

Paying legally: transfers and source of funds

Developers and banks must verify your identity and where the money comes from. Off-plan payments go to the project’s registered escrow account (escrow guide). Published guides note that direct wires from Iran-based banks generally do not clear. Pay only from an account in your own name at a regulated bank or licensed exchange house, keep documents that show the origin of the funds, and never pay in cash or through unlicensed intermediaries. Sanctions and anti-money-laundering rules apply to every transfer; Majeed does not arrange money transfers and cannot advise on routes around these rules.

UAE bank accounts

UAE banks apply enhanced due diligence to clients from higher-risk jurisdictions. Published accounts describe long onboarding times and some banks that decline Iranian passport holders by policy. An account in the UAE is not required to buy, but you need a compliant way to pay the developer and the fees.

Buying without travelling

Many developers sign sales agreements electronically and accept a properly attested power of attorney for registration. Off-plan sales are registered with the DLD. Ask the developer in writing which steps can be completed remotely for your passport before you pay a booking amount.

Mortgages for non-residents

A mortgage broker’s July 2026 summary of Commercial Bank of Dubai terms lists up to 65% loan-to-value for non-residents on a first completed Dubai property and 50% for off-plan for expatriates. Bank policies for Iranian passport holders are often stricter, so plan your purchase on the assumption that you pay with your own funds.

What budgets buy now

In our project data (3 November 2026), 1,076 Dubai off-plan projects were still being sold by the developer with a published price. 407 start below AED 1 million, 346 start at AED 2 million or more (the Golden Visa property threshold) and 404 publish a down payment of 10% or less. Browse all off-plan projects, payment-plan properties or prices by area. Costs on top of the price: buying costs.

Frequently asked questions

Can an Iranian passport holder buy property in Dubai in 2026?

Freehold ownership in designated areas is open to foreign buyers and published guides describe no nationality restriction; the practical issues are banking, compliant payment and due-diligence checks.

Does buying property give an Iranian national a UAE visa?

Property can qualify for a 2-year or 10-year visa, but issuing a visa depends on the entry and visa policy for your passport at the time. Confirm before relying on it.

Can I transfer money from Iran to pay the developer?

Direct transfers from Iran-based banks generally do not clear. Pay only through regulated channels from an account in your own name and keep source-of-funds documents.

Can I buy off-plan without coming to Dubai?

Many developers sign electronically and accept an attested power of attorney; confirm in writing which steps the developer will accept for your passport.
