Off-plan property in Dubai: compare projects before you buy

Explore new and active Dubai launches, then compare location, developer, unit type, starting price, handover date and instalment schedule. Check whether the contract includes payments after handover and verify the latest availability before making a decision.

Off-plan property is purchased before completion. It can offer staged payments and a choice of layouts, but construction, handover timing, market value and resale conditions carry uncertainty. Compare the signed payment schedule and project record rather than relying on a headline launch price or a verbal promise.

Compare the full payment schedule

Record the booking deposit, instalments during construction, any payment due at handover and any post-handover instalments. Confirm due dates, amounts, currency, late-payment clauses and the payment beneficiary in the official documents. A post-handover plan changes cash-flow timing; it is not by itself evidence of a better investment return.

Verify the project and developer

Use the Dubai Land Department’s official project-status enquiry or Dubai REST to check project information and escrow details. Match the project name and developer against the reservation form and sale agreement. Seek independent legal advice before signing or transferring money when any document, account or milestone is unclear.

Estimate costs and risk

Include registration fees, applicable charges, service costs after completion, furnishing, financing costs and a reserve for delays or vacancy. Compare similar properties in the same area and unit type. Rental income, appreciation and resale value are not guaranteed.

Questions to ask before reserving

  • What is the exact unit, area, view and total price in the reservation form?
  • Which instalments fall before and after handover?
  • What is the contractual handover date and remedy for delay?
  • What current status and escrow details can be independently verified?
  • What additional costs and restrictions apply to resale or leasing?

Off-plan questions buyers ask

What does buying off-plan property in Dubai mean?

You buy a unit from the developer before construction is finished and pay in stages according to the payment schedule in your contract. The advantages are staged payments and early choice of units; handover timing, market value and resale conditions are not guaranteed, so check the contract and project record carefully. Where does my money go during construction?

Under Dubai Law No. 8 of 2007, buyer payments for off-plan projects must go to the project’s registered escrow account. Before each payment, match the escrow account name and number with your contract and the official project record. Escrow account guide →

What extra costs come with an off-plan purchase?

Besides the unit price there is the Dubai Land Department (DLD) registration fee and administrative fees for registering the contract. Which costs the buyer pays in a given project is set out in that project’s sales offer and contract. Dubai property buying costs →

Can an off-plan purchase lead to UAE residency?

Property-linked residency depends on the property value, ownership type, the amount paid and the rules in force, and not every route works the same way. Confirm the current conditions for the specific unit before you buy. Property residency guide →

What is a post-handover payment plan?

Part of the price is paid after you receive the unit. Not every project offers this and published data does not always say, so ask for the official payment schedule of each project. Dubai payment plan properties →
