Dubai off-plan property with payment plans and low deposits

Most Dubai off-plan projects are sold on staged payment plans rather than a single payment. In the 3 November 2026 snapshot, 404 available Dubai projects published a down payment of 10% or less, and 72 of them 5% or less. Below are the projects with the lowest published deposits, with their starting prices and handover dates.

How to read a payment plan

Plans are written as percentages, for example 10/70/20 or 20/40/40. Each number is a share of the price paid at a stage — usually booking, construction milestones and handover — but the exact stages differ by project. Always ask for the official payment schedule with dates and amounts, and check whether any part is payable after handover.

The most common plans in the snapshot were: 20/40/40 (108), 10/40/50 (90), 10/50/40 (88), 20/30/50 (59), 20/50/30 (55), 10/70/20 (49).

Before paying, confirm that payments go to the project’s registered escrow account and budget for registration fees. See the escrow guide and the buying costs guide.

Off-plan questions buyers ask

What does buying off-plan property in Dubai mean?

You buy a unit from the developer before construction is finished and pay in stages according to the payment schedule in your contract. The advantages are staged payments and early choice of units; handover timing, market value and resale conditions are not guaranteed, so check the contract and project record carefully. Where does my money go during construction?

Under Dubai Law No. 8 of 2007, buyer payments for off-plan projects must go to the project’s registered escrow account. Before each payment, match the escrow account name and number with your contract and the official project record. Escrow account guide →

What extra costs come with an off-plan purchase?

Besides the unit price there is the Dubai Land Department (DLD) registration fee and administrative fees for registering the contract. Which costs the buyer pays in a given project is set out in that project’s sales offer and contract. Dubai property buying costs →

Can an off-plan purchase lead to UAE residency?

Property-linked residency depends on the property value, ownership type, the amount paid and the rules in force, and not every route works the same way. Confirm the current conditions for the specific unit before you buy. Property residency guide →

What is a post-handover payment plan?

Part of the price is paid after you receive the unit. Not every project offers this and published data does not always say, so ask for the official payment schedule of each project. Dubai payment plan properties →
