How to compare offices for sale in Dubai

Price and floor area are only a starting point. Compare the intended use, the unit’s actual condition and the building’s recurring costs; these can vary between buildings and units.

• Use and ownershipConfirm the unit’s permitted use and ownership from the records for that building and unit. A listing label alone is not official confirmation.
• Usable floor areaCompare the advertised area with the plan and usable floor area. Ask how parking, storage and shared spaces are counted.
• Condition and costsRequest the service-charge basis, handover condition, fit-out needs, parking and transfer costs separately; each amount should come from current documents for that property.
• Price contextCompare the asking price with recorded transactions for genuinely comparable units. An asking price is not a completed sale price.

This is an initial comparison guide, not legal or technical clearance for a property. Verify documents, use and amounts for the specific unit with the relevant authority and transaction parties.
