Dubai property residency guide

Can buying property in Dubai give you residency?

A clear answer starts by separating Dubai’s property-investor residency service from the real-estate investor Golden Residency route. This guide outlines the official channels; only DLD and immigration authorities can assess an individual application.

Do not treat the two routes as interchangeable

Dubai Land Department (DLD) has a separate property-investor residency service. At federal level, the ICP publishes a real-estate investor Golden Residency route. Duration, thresholds, ownership type, each co-owner’s share, mortgage or off-plan status and required documents should not be assumed to be the same across both routes.

DLD property-investor residency

DLD’s current service page says an individually owned property owner may apply regardless of property value; for joint ownership, the applicant’s share must be worth at least AED 400,000. This criterion belongs to the DLD property-investor residency service and does not automatically qualify an applicant for federal Golden Residency. Check the official page for documents and other current conditions before buying.

Real-estate investor Golden Residency

DLD’s official Golden Visa investor service lists a purchase value of at least AED 2,000,000 and full ownership under the applicant’s name; for mortgaged property, a bank letter stating the amount paid is required. ICP’s service also lists a real-estate registration letter confirming full ownership of property worth at least AED 2,000,000. Recheck each authority’s requirements against your case when applying; the threshold alone does not mean automatic approval.

What to confirm in writing before buying for residency

  • Which route applies: DLD property-investor residency or ICP Golden Residency?
  • Do property value, type, ownership share and mortgage or payment status meet that route’s current rules?
  • Which letters or certificates must come from DLD, a bank or the developer?
  • What are the application, medical, Emirates ID and renewal charges at the time you apply?
  • Do family-member, insurance or presence requirements affect your case?

Immigration requirements may change. Before paying a reservation deposit on the assumption that residency is certain, obtain written confirmation from the authority or a licensed immigration adviser. Frequently asked questions

Does every property purchase grant UAE residency?

No. Buying property alone does not guarantee residency. The conditions of a specific service, the applicant’s documents and approval by the issuing authority must all be satisfied.

Does the AED 2 million threshold apply to every property-residency route?

No. This threshold appears in ICP’s real-estate investor Golden Residency service. DLD’s property-investor residency is a separate route with its own criteria. Check each authority’s current service page.

Can off-plan property qualify?

That depends on the residency route and its current rules. Confirm registration, developer, payment status and documents directly with DLD and ICP; do not infer eligibility from advertising.
