Off-plan property is purchased before completion. It can offer staged payments and a choice of layouts, but construction, handover timing, market value and resale conditions carry uncertainty. Compare the signed payment schedule and project record rather than relying on a headline launch price or a verbal promise.
Compare the full payment schedule
Record the booking deposit, instalments during construction, any payment due at handover and any post-handover instalments. Confirm due dates, amounts, currency, late-payment clauses and the payment beneficiary in the official documents. A post-handover plan changes cash-flow timing; it is not by itself evidence of a better investment return.
Verify the project and developer
Use the Dubai Land Department’s official project-status enquiry or Dubai REST to check project information and escrow details. Match the project name and developer against the reservation form and sale agreement. Seek independent legal advice before signing or transferring money when any document, account or milestone is unclear.
Estimate costs and risk
Include registration fees, applicable charges, service costs after completion, furnishing, financing costs and a reserve for delays or vacancy. Compare similar properties in the same area and unit type. Rental income, appreciation and resale value are not guaranteed.
Questions to ask before reserving
- What is the exact unit, area, view and total price in the reservation form?
- Which instalments fall before and after handover?
- What is the contractual handover date and remedy for delay?
- What current status and escrow details can be independently verified?
- What additional costs and restrictions apply to resale or leasing?
